In 2016, foreign buyers purchased 55.512 properties Spain. This represented 13,74% of all real estate transactions in Spain, a very significant percentage of the market.
In others terms, foreign buyers bought for 9.054 billion euros worth of properties in Spain in 2016 (55512 properties at an average transaction price of 163,107€) as you can read here on my blog or here in the leading local press ElPais.
What is very interesting to look at, is the origin of those buyers.
Where do foreign buyers of Spanish real estate come from ?
As the latest Colegio de Registradores study (Spanish Land Registrars’ Association) shows, Spanish property becomes a truly global market and has zero dependency on a single country of buyers, unlike what many agencies tend to think.
Here is the Top 9 ranking of the most important nationalities buying Spanish real estate, by order of importance:
- “Rest of the world” with 43%. This sounds extremely weird to many of you, but this is the key take-away of that report. The biggest nationality of foreign buyers if we do a Top 9 ranking is all other nationalities, meaning the Swiss, the Americans, the Australians, the Moroccans, and all those countries and nationalities you would have forgotten.
- United Kingdom with 15%, which is constantly decreasing compared to the past years due to Brexit among other factors (weaker GBP, stronger Euro, uncertainty etc.)
- France with 9%
- Germany with 8%
- Belgium with 6%
- Sweden with 6%
- Italy with 6%
- China with 4%
- Russia with 3%
