On average, real estate prices in Barcelona are at € 3,200 per square meter (ElPais). As we can see on the graph, house prices went down from 2007 to 2013. Then, from 2015, prices began to recover. Yet property prices are not growing anymore since mid-2018.
House prices went down during 6 years
House prices in Barcelona went down for six consecutive years. Indeed from 2008 to 2013, home prices nearly halved. From € 4.440 per square meter in 2007, they went all the way down to reach € 2,200 per square meter in 2013.
Cheapest, and most expensive metro stops
Data from Idealista allows to track home prices per metro stop. While Urquinaona and Plaça Catalunya are the most expensive metro stops to buy a flat (over € 4,000 per square meter), Fondo and Santa Coloma are the cheapest.
Prices per neighborhood
TINSA‘s quarterly report shows that Sant Gervasi, Les Corts, L’Eixample and Ciutat Vella are the most expensive neighborhoods to buy a flat in Barcelona. Whereas Nou Barris, Sant Andreu, Horta Guinardo are the cheapest, below € 3,000 per square meter
Most expensive zones to buy a home
Yet prices vary a lot within these neighborhoods. Indeed, Pearson Avenue was last year the most expensive area of Barcelona to buy a house, with an average price of € 10,490 per square meter, 50% higher than the Diagonal Mar towers (€ 7,000 euros / square meter) and Turó Park (6,990 euros / square meter).
So although the average is at € 3,000 per square meter, prices can go much higher. Yet this can’t be a surprise, as Barcelona is a top hotspot for Spanish luxury properties, concentrating 88% of luxury homes in Spain with Madrid.
