Top real estate websites in Brazil

If you want to buy or rent a property in Brazil, or sell real estate to Brazilian buyers, what should you do ? Well, if you want to buy or rent a property in Brazil, use the following websites:

  1. Vivareal
  2. Zap
  3. Imovelweb
  4. OLX
  5. Mercado Livre

VivaReal and ZAP Imoveis

Grupo ZAP VivaReal: #1 and #2 property portals

In November 2017, VivaReal and ZAP Imoveis merged, creating a very serious leading media group. ZAP began operations in 2000. With a presence in more than 20 cities nationwide, it’s the most recognized brand in the Brazilian real estate market.

VivaReal is more recent. It was launched in 2009, and grew to approximately 600 people. In six years, Viva Real received more than US$ 70 million in funding. The recently launched Grupo ZAP Viva Real began operations with more than 7 million properties.

Imovelweb and OLX, competing for #3 position

Imowelweb has over 5 million visitors per month according to Similarweb. Part of Navent Group (see here), Imovelweb is a solid leader too, with a strong brand awareness (see here), after 18 years of presence in the online real estate sector in Brazil.

OLX (global online marketplace in 45 countries) has two real estate websites in Brazil: OLX Imoveis and StoriaImoveis launched in 2017 as OLX is launching several property portals around the world under the Storia brand (see here). According to several sources, OLX Imoveis is a strong competitor to Imovelweb for the 3rd position in the market.

Other Brazilian real estate websites

MercadoLivre (see here) has over 2 million property listings on the website (Quora). MercadoLivre is part of MercadoLibre Group, and could be acquired by the Chinese giant Alibaba or by the American giant Amazon, both interested by the leadership MercadoLibre has acquired in the region (market cap 15 billion).

Another actor worth mentioning is Wimoveis , a sister company to Imovelweb, part of Navent Group also, and has a strong presence in Brasilia area. Traffic: 900k visitors per month (source).

Last, LoopImoveis, created by Ronnie Sang and Eduardo Perna in 2016, is growing extremely fast and may very well become a strong actor in the coming years.

Market shares of the leading Brazilian property portals

PropertyPortalWatch article gave VivaReal at 16.5% of real estate visits in Brazil, Zap Imoveis at 13.8% of the real estate visits, and Imovelweb came in third place with 10.7%. That was in 2014. Since, a local blog made an article in 2017 giving the unique users (millions) and market shares of each of those Brazilian real estate websites as follows:

  1. VivaReal 21,9% – 4.867 M
  2. Zap 21,6% 4.804 M
  3. Olx Imóveis 20,7% 4.613 M
  4. Imovelweb 15,6% 3.478 M
  5. Mercado Livre Imóveis 5,8% 1.280 M
