Croatia property prices grew 4% in the past 12 months, according to Njuskalo (leading classified website in Croatia).

However, the biggest news is that the prices have now exceeded those in 2011, which leads us to the conclusion that the crisis in the real estate sector of Croatia is far behind us and that we may face a real price boom in the near future.

Evolution of Croatia real estate prices

As you can see below, real estate prices have decreased from 2008 until 2015. However they started recovering from 2017. Therefore, it might be a good time to invest in Croatia.

What cities are most searched?

Looking at the counties where real estates are most searched, the city of Zagreb is in the first place, and immediately behind it are Split (Splitsko-dalmatinska), the county of Primorsko-goranska, and Zadar.

Property prices in Zagreb

Housing prices in the largest Croatian cities have recorded a rapid growth over the past year. Thus, in Zagreb, the current price per square meter is € 1,873 and is 9 per cent higher compared to the same period last year. 

Property prices in Dubrovnik

The biggest annual increase in apartment prices in Croatia was recorded in Dubrovnik. The average asking price for flats was € 3,664 per square meter, a yearly increase of 18 percent. The average house price of the house in Dubrovnik grew by 4 percent year-on-year and currently stands at € 4,684 per square meter.

Property prices in Split and Pula

Apartment prices in Split grew by 11 percent and in Pula by 12 percent. The average asking price for a flat in Split is 2.665 euros, while in Pula it is 1.570 euros

Real estate prices in Zadar

The average asking price for flats in Zadar was € 2.027 and is 11 percent higher than last year, while the average house price is stagnating to 1.485 euros. 

Real estate prices are higher on the coast and in Zagreb

Generally, real estate prices are higher on the coast and in Zagreb, compared t the rest of the country.

Luxury properties in Croatia
