Natural light, and real estate

How Natural Lighting Affects People

It’s a photographer’s best friend, a selling point for homes, and a major perk for office employees: natural light. According to Future Workplace’s survey, over 1,600 employees ranked “access to natural light and views of the outdoors” as their #1 desire for a workplace environment. Actually, natural light does 3 things for you:

  1. Boosts Vitamin D
  2. Wards off seasonal depression
  3. Improves sleep quality

How important is natural light around the world?

Dubai – sunlight is the #1 reason to live in Dubai!

As PropertyFinder.ae puts it, sunlight is a top reason why people may chose to be a UAE resident. Most buyers will try to come for viewings at different times of the day, to assess the intensity of natural light in a property. Buyers will do that because:

  1. It’s a major factor impacting our well-being
  2. A property which enjoy lots of natural light will cost much less in electricity!

United States – Natural Light is a Top Tip to Sell Your Home!

Out of its top 7 tips to sell a home, Realtor.com puts natural light and luminosity twice! What’s more, “13% of your electric bill each month is used to illuminate your living space”.

But really, how important can it be? Does it have an impact on the decision to buy?

Australia – natural light is vital to sell a home!

What do people think in Australia? Well, increasing urban density has made natural light much sought after in Australia, especially with the increasing need for energy efficiency. Colliers International goes further: “Many in real estate will all agree on one thing that acts as a sure-fire trigger point, and a damp squib if it’s absent. Light. Natural light.”

France – luminosity is the #1 criteria for French buyers

A big majority of French buyers even declare luminosity as their #1 criteria when buying a home! Indeed, in a recent survey, 57% of homebuyers declared luminosity as their most important criteria.

Spain – 82% of Spanish people say natural light impacts their mood!

More than 82% of Spanish people say natural light impacts on their mood. This is 10% above the global average (70%). And more than half of the Spaniards consider that it influences positively the quality of sleep.

How can we leverage Natural Light to sell homes?

Solen, a company working with property developers

Solen is a PropTech company which works with property developers. What Solen does is all about natural light. For real estate developers, Solen acts in 2 key phases:

  1. When property developers design the buildings: consulting for real estate developers. After building the sunshine and natural light score of all units of the project, Solen will submit concrete propositions to improve luminosity and natural light using size, design and positioning of windows for example. On average, Solen‘s intervention allows to increase by +9% natural luminosity. As a consequence, property prices can also be re-adjusted by +0.5%. Cost of their services: approx. €150 per unit.
  2. When property developers sell the units: Solen creates dynamic certificates of luminosity and natural light for each room of each unit (see here a demo). Allowing buyers to have a full visibility on whether the property they would buy is bright or not, room per room! This creates confidence, re-assures the buyers. Cost of their services: approx. €75 per unit.
