Looking for properties for sale in Luxembourg? The top 3 property portals are:
But what are the differences between these 3 actors? Which one is the leader?
Which website is #1?
Although for years, atHome was the clear leader, in October 2019 immotop.lu appears to be #1. With 547,000 visits, it is ahead of atHome and its 489,000 visits. However they’re not the only two real estate search sites. Indeed we should also consider Wortimmo.lu (167,000 visits), a strong #3 player.
Population versus Traffic
Luxembourg’s population is now estimated at 600,000 inhabitants. So the traffic of the leading websites (500,000 visits per month) are quite impressive. Indeed, as a comparison, SeLoger.com in France gets 14 million visits per month, for a population of 67 million people.
50% of foreigners
Another big characteristic of the country’s population is that 47% of inhabitants are not from Luxembourg. In other words, close to 50% of the people who live in Luxembourg are foreigners.
Which nationalities are most present? Quite clearly, Luxembourg attracts Europeans. Indeed, only 5,10% of the foreigners are not from Europe. So 95% are European citizens.
- Luxembourg 52,50%
- Portugal 15,60%
- Other European nationalities 10,10%
- France 7,60%
- Rest of the world 5,10%
- Italy 3,70%
- Belgium 3,30%
- Germany 2,10%
Graphically, as presented on lessentiel.lu, you can see how important foreigners are to Luxembourg:
More about atHome, immotop, and wortimmo
About immotop.lu
In 2017, immotop was acquired by leading European actors: “Immoweb S.A., a company of Axel Springer Digital Classifieds, and Real Web S.A., parent company of Immobiliare.it, have acquired 70% of the shares in Real Estate Media S.A., which operates the Luxembourgish property portal Immotop.lu. The remaining shares are held by the founders.”
At the time, immotop was said to be a portal with “450 customers, 25,000 listings and 130,000 visitors per month”. But as we mentioned before, their traffic is now estimated by Similarweb at 547,000 visitors per month, a increase of 320% in two years.
About atHome.lu
atHome is a group of companies in 4 countries. For example it owns casa.it, a leading portal in Italy, but also immoRegion.fr in France.
Clearly their homepage reflects this European dimension, as you can see below. Why does it matter? Well because Luxembourg is one of the smallest countries in Europe, surrounded by France, Belgium and Germany. Therefore, a potential buyer may not consider Luxembourg alone, but might compare it with buying a home in the neighbor countries.
So immotop‘s homepage as we saw above features by default the “Greater Region”, while atHome puts forward clickable maps of Luxembourg, France, Germany and Belgium.
About wortimmo
Last but not least, wortimmo just went through a huge re-design in 2019. Now, the website appears very modern, focused on Luxembourg as it does not put forward the greater region with France, Germany or Belgium. However the website is available in four languages, including Portuguese which as we mentioned is the #1 nationality of foreigners living in Luxembourg.
